DUE DILIGENCE / PHASE II ESA

Investigate the concern. Inform the decision.

Targeted field investigation when property history or previous findings raise a question that needs sampling and laboratory data.

01 / DUE DILIGENCE

A scope based on the concern.

A Phase II is designed around specific potential sources and environmental conditions. Share the Phase I ESA, prior sampling, site history, and the decision you need the results to support.

02 / DUE DILIGENCE

Fieldwork matched to the property.

The investigation may include soil borings, test pits, groundwater sampling, or geophysical work where buried tanks are a concern. Sample locations, depths, and laboratory analyses are selected for the identified questions.

We coordinate access and field service providers, document the work, and review laboratory results in the context of the investigation.

03 / DUE DILIGENCE

Understand the findings and limitations.

The report explains what was investigated, what the data show, and any recommendations for further evaluation or remediation. A targeted investigation addresses its defined scope; it is not a guarantee about every part of the property.

If impacts need further delineation or regulatory follow-up, we discuss the appropriate next steps and any LSRP coordination.

PHASE II / YOUR QUESTIONS ANSWERED

Testing the concern.
Understanding your options.

What to expect before fieldwork, after the lab results, and as you plan your next step.

Discuss your Phase II →
My Phase I recommended a Phase II. Does that mean the property is contaminated?+

Not necessarily. It means a concern needs a closer look. A former tank, historical property use, or evidence of a possible release may warrant testing. A Phase II collects samples to help determine whether contamination is present in the areas being investigated.

What actually happens during a Phase II investigation?+

We review the concern and prepare a targeted sampling plan. Depending on the property, fieldwork may involve soil borings, groundwater sampling, test pits, or other testing. Samples go to a laboratory, and we explain the findings in a report with recommended next steps.

Will you need to dig up the property or interrupt operations?+

The equipment and access needed depend on the investigation. Some work uses a compact drilling rig; other scopes may call for test pits or access inside a building. Before mobilizing, we coordinate work areas, utility locating, site access, and surface restoration expectations with the property contact.

How much does a Phase II cost, and what affects the price?+

There is no single package that fits every site. The number and depth of sampling locations, equipment access, laboratory analyses, and reporting needs all affect the fee. Send us your Phase I report and property details for a written scope and proposal. Additional investigation, if recommended, is discussed separately.

How long will it take, and can you work with my closing deadline?+

Scheduling fieldwork, completing laboratory analysis, and preparing the report are separate steps. Send your closing or due diligence deadline at the start so we can discuss a realistic schedule and whether expedited laboratory service is available. We confirm timing for your scope before starting; additional findings can require more time.

If contamination is found, does that automatically mean a major cleanup?+

No. The next step depends on what was detected, where it was found, and the applicable requirements. Further sampling may be needed to understand the affected area before a cleanup scope can be defined. We explain what the results establish, what remains uncertain, and what work is recommended.

Can the results help me decide whether to buy or develop the property?+

Yes. The report gives you and your advisers information to consider when evaluating the transaction, planning construction, or requesting further investigation. Testing is limited to the agreed scope and sampled areas; it is not a guarantee about every part of the property. We can discuss the findings with your lender, attorney, or project team.

Another consultant prepared my Phase I. Can Remedi Tec handle the Phase II?+

Yes. Send the complete Phase I report, any previous sampling results, the property address, and your deadline. We review the identified concerns and can propose a targeted investigation. We also confirm property-owner access and any lender or consultant requirements before scheduling fieldwork.
